New PO housing development features 30 single-family homes

Tri Pointe Homes has begun sales at McCormick Trails, a new neighborhood in Port Orchard featuring 30 single-family homes.

The community, located at 4311 SW Kerbin Lane, is bordered by 21 acres of protected natural space. Floor plans range from 2,809 to 3,311 square feet with four to five bedrooms, 2.5 to 3.5 bathrooms and two- to four-bay garages. Each home comes with HomeSmart technology, including a video doorbell, Wi-Fi door lock, and the ability to control temperature and lighting through connected devices.

“These homes are designed for everyday Northwest living, with flexible spaces, inviting patios, and nature right outside your door,” said Tricia Lynn, Tri Pointe Washington’s vice president of community experience. “Paired with miles of trails and McCormick Village Park, it’s a place where neighbors can interact and everyone can thrive.”

Lynn said the community attracts a wide range of buyers, from young families drawn to schools and outdoor amenities to commuters who use ferry service to reach tech jobs, as well as retirees and military families.

“There’s not a narrow buyer,” Lynn said. “We also get our military families as well with our close proximity to the bases.”

For the first time, Tri Pointe is offering a “hometown hero” incentive, which provides active-duty military members and veterans with a $5,000 closing cost credit when financing through Tri Pointe Connect. The credit can be used for personalization options at the company’s design studio.

“This is kind of our way of saying thank you to those who serve us,” Lynn said. “We really want to make the homebuying process as smooth as possible for military families.”

McCormick Trails connects to more than two miles of pedestrian and bike paths, linking residents to the broader McCormick community. Amenities include eight miles of forested hiking trails, the 65-acre McCormick Village Park with dog parks and a splash pad, a golf course and clubhouse, and planned retail space set to open in 2026. Within McCormick Trails, a two-acre park will include a children’s play area and a pickleball court.
