Surge in Poulsbo housing construction

Poulsbo housing construction is booming along the northern and eastern city limits with 1,161 new homes or apartments on the books.

POULSBO — Poulsbo housing construction is booming along the northern and eastern city limits with 1,161 new homes or apartments on the books.

According to the city’s May 1 Residential Projects Map, 1,161 new homes or apartment units are being built, or may be built, within the 5.27 square miles encompassed by the Poulsbo city limits.

As of May 1, 141 homes or apartment units are waiting to be built out, 830 lots/units have been approved for construction in the future, and 192 more are at some stage in the application/permitting process.

“Waiting to be built out” refers to housing or apartment developments that can still have build additional more homes or apartments. “Approved” means the permitting process is completed and construction may begin in the future. “In planning” means the developers are still in the permitting and planning process.

Most of the homes/apartments being built out or that have been approved are located near the northern city limits. They include Westwood Crossing (37 homes). The master plan for the 55-acre Edward Rose & Son project at the intersection of Highway 305 and Bond Road (540 apartments plus 160 senior care apartments) is approved in concept only.

The Summerset development is in the process of being built out. Vikings Landing which offers both apartment buildings and town houses is nearing completion. Arendal Apartments (91 apartments) at the corner of Highway 305 and north Viking Way is in the permitting process.

Poulsbo’s eastern border is the second-largest growth area. Developments that are recorded but not built out include Mountain Aire, Carlson, Kimmel and Snowberry Bungalows. Approved projects include Langaunet, Alness Marka, Halden Glen and Owens.

To the southeast, there are two approved projects, the Crystal View subdivision (46 homes) and Johnson Ridge housing development (62 homes).

In the southwest, Housing Kitsap has announced it is studying the feasibility of building affordable-rent apartments at 19647 Viking Ave. If the project proceeds, it is not expected to open until 2019 or 2020, according to Mayor Becky Erickson.

The only approved project in old Poulsbo is Old City Hall Apartments (57 apartments).

Developments building out include Antonson Place/Stimac, Wenzlau, Guldjurd, and Leche. The old police station and Poulsbo Place Division 8 are in the planning process.

Most of the developments that are still in the permitting process are on the northeastern border and include Schattin, Lone Pine, Poulsbo Meadows and Blue Heron.

Two  other developments, Christiansen and Noll/Mesford (85 homes) are owned by the federal government — confiscated in a racketeering case — and aren’t likely to be developed, according to a city official.
